How old is your existing shingle roof? Most roofs typically last between 20 and 25 years. Other factors that will affect how long a roof will last are
- Was installed over another layer or several layers?
- Is the roof properly ventilated?
Curled shingles are an indication of aging roof and excessive heat. Curled shingles are vulnerable to wind and ice damage. Shingles will become rigid and can break and lose tab edges.
Badly placed downspouts, no eavestrough, or bad valley drainage can cause a waterfall effect that washes away protective granules over time. With the loss of these protective, shingles begin to dry out from heat and sun exposure. This will accelerate aging and water will begin to penetrate through the shingles.
Broken and missing singles significantly reduce a roof ability to remove water and can be a way for water to get through.
Buckling shingles are vertical distortions in a roof slope. This is often caused by roof age or a poorly installed roof. Buckling shingles are vulnerable to wind and ice damage and can be torn off easily.
Flashings around chimneys, skylights, valleys, eaves and rakes are all subject to separation, lifting, and dried out caulking. Expansion and contraction will cause fasteners to become loose or unfastened and can allow water to get through.
